What happens if a tenant needs to be evicted?
While our screening process makes evictions very rare, we are fully prepared to handle the situation if it becomes necessary. Our team manages the entire legal eviction process from start to finish, ensuring all actions comply with state and local laws to regain possession of your property.
To protect you from financial risk, we offer our Eviction Guarantee. For a small fee, this plan will reimburse you for up to $3,000 in eviction expenses and cover up to two months of lost rental income.
What kind of service guarantees do you offer?
We stand behind our work with several performance-based guarantees to give you complete peace of mind:
- Contract Guarantee: We don’t lock you into long-term contracts. Our management agreement is month-to-month, and you can cancel anytime with no termination fee.
- Resident Placement Guarantee: If a resident we place breaks their lease in the first six months, we will find a qualified replacement tenant for free.
- Management Fee Guarantee: You only pay us a management fee if we successfully collect rent for you. If you don’t get paid, we don’t either.
- Leasing Fee Guarantee: We only earn our leasing fee after a lease is signed and the resident has paid their move-in funds.
How often do you inspect my property?
We perform periodic internal and external inspections to ensure your property is being well-maintained. With our Property Inspection Guarantee, we promise to get eyes inside your property a minimum of four times per year.
When do I receive my rent payment?
We know you want your rental income quickly and reliably. Our Rent Deposit Guarantee ensures we securely deposit your funds directly into your bank account via ACH between the 10th and 15th of each month.
What is your process for collecting late rent?
Our rent collection policy is professional and firm. Rent is due on the 1st of the month, with a grace period as outlined in the lease. If rent is not paid on time, we immediately begin our collection process, which includes direct communication with the tenant and serving all legally required notices. Late fees are enforced to discourage future delays. This consistent approach ensures we effectively manage and collect your rental income.
For an added layer of security, we also offer a Rental Protection Plan. For a small fee, this plan protects your cash flow by covering your rental income in the unlikely event a tenant stops paying.

Each property has a specific security deposit amount, which you can find listed in the property details. Before you sign your lease, we will provide you with a clear, itemized statement of all funds due, so there are no surprises.
What is your pet policy?
Many of our homes are pet-friendly! Our pet policy varies by property, so it’s best to check the individual listing for details on weight or breed restrictions. We typically require a one-time pet fee or a refundable pet deposit. Please inform us about your pets when you inquire so we can help you find the perfect pet-friendly home.
How do I request maintenance or repairs?
Your comfort is our priority. For any repair needs, please follow these simple steps:
- For routine requests (like a leaky faucet or appliance issue), the fastest way to get help is by submitting a maintenance request through your online tenant portal. This allows you to track the request’s progress.
- For emergencies (like a burst pipe, no heat in winter, or a major electrical issue), please call our 24/7 emergency hotline immediately.
How can I pay my rent online?
Rent is due on the 1st of each month. For your convenience, we strongly encourage making secure payments through your online tenant portal. It’s the easiest way to pay on time and view your payment history.
In the portal, you can:
- Pay with your debit card, credit card, or a direct bank transfer (ACH).
- Set up autopay so you never have to worry about a late payment.
Please note that a grace period and late fees are detailed in your lease agreement.
