No Security Deposit Option

Well qualified tenants may qualify for this innovative and industry leading new option, that makes renting even easier and faster thru TrustHome Properties.

If you qualify:

-You will NOT need to make a cash security deposit upfront on the property you rent through TrustHome Properties.

-Instead of a deposit, you’ll simply give your landlord a billing authorization that allows them to bill you up to a limited amount for damages or missing rent that are your responsibility.

-If your landlord does make a claim, you can pay the balance in installments using the payment method of your choice, instead of all at once.

-If you think a claim is unreasonable, you can dispute just as you would under the traditional up-front security deposit system.

Tenant Benefits Package

$49.00/ Per Month

Included with ALL new leases and lease renewals is a MANDATORY Tenants Benefit Package (TBP). This document is a TBP guide summarizing the package and the benefits to you. Coverage will begin on your lease start or lease renewal date.

1. $100,000 Tenant Liability Insurance* Coverage & $10,000 Tenant’s Content Insurance* under the TrustHome Properties Master Policy*

Benefit: Liability insurance*: If you cause a loss to the property that covers smoke, fire, water, smoke, back-up of sewer or drains, pet damage, discharge or overflow of appliances and many other perils. Content insurance coves your personal belongings.

2. AC / HVAC Prevention Maintenance Program

Benefit: Custom quality AC filters delivered to your doorstep every 90 days under the “Utility & Maintenance Reduction Program”. Each filter is date stamped and has simple instructions showing you how to change them. This will save you 5-15% on your energy bill and helps ensure a clean, healthy living environment.

3. One time Returned Payment Fee (NSF)

Benefit: We will grant a one-time waiver of an NSF for the duration of your total lease time that you are in the home. This is NOT once per year.

4. Online Tenant Portal for Maintenance, Payment Options, and Electronic Statements

Benefit: Tenants have free 24/7 access to our digital online portal to submit maintenance requests, pay rent online, along with access to electronic records, signed leases and rental payment history.

5. Flexibility to pay rent online 24/7

Benefit: Rent can be paid online or in advance via the portal. There is no extra charge if you pay via eCheck. If you pay via Credit Card they do charge a small fee.

6. Free Credit Reporting for All Rental Payments made during the Lease to the Rent Bureau

Benefit: Tenants receive the benefit of positive credit reporting for all on time rental payments which could improve your credit score.

7. Out of Hours Maintenance Hotline with Live Phone Support

Benefit: Tenants can reach a live person outside of our normal business hours for emergency maintenance concerns ONLY as defined by the lease.

8. Home Buying Assistance

Benefit: If you decide that you would like to purchase the home you are living in or another one, then use TrustHome Properties as your Realtor for the purchase. We will credit you a MINIMUM of $500 towards your closing costs at time of closing.

Important Information When Applying for a Rental

We conduct tenant screenings for all applicants who are 18 years of age or older. Make sure each adult who will be living in the home fills out a separate application and pays the application fee.

When you fill out an application, we’ll check the following:

  • Credit history and outstanding debts, including eviction histories and unpaid bills owed to landlords, property managers, and apartment buildings.
  • Rental history, including landlord reference checks.
  • Employment history and salary verification.
  • Sexual offender websites.
  • Criminal backgrounds nationwide.
