The best way to know for sure we’re placing a tenant who can pay rent on time consistently every month is to evaluate their income. We want tenants who earn at least three times the monthly rent, and we’ll ask for verification so we know that what a tenant tells us is true. This is the part of our screening process that ensures there’s no chasing down late rent, no hiccup to your own cash flow, and no conflicts with the tenants we place.
Positive Rental Histories
Past behavior is always a pretty good indicator for future behavior, and that’s why we take our time digging into an applicant’s rental history. We don’t want to see prior evictions. We don’t want to see judgments against the tenant for overdue rent or lawsuits between tenants and their former landlords. We ask for references and we look for all indications that prospective tenants know how to follow a lease and treat a rental home.
Credit and Criminal Checks
Perfect credit is hard to find, and we can certainly understand why. While we don’t require a perfect credit score, we do look for a responsible use of credit and debt. We don’t like overdue utility accounts or collections activity from former landlords or property managers. We also work hard to keep communities safe, so a history of violent felonies is not going to fly when we’re looking for the right tenant to occupy your Orlando investment property.
